Meet Suzanne

Real estate is about much more than buying and selling homes. It’s about relationships, sound advice, skilled negotiation, and helping people make some of life’s most important decisions.

I’m Suzanne Welch, an award-winning Coldwell Banker Associate Real Estate Broker and leader of the Home on the Hudson Team, proudly serving Croton-on-Hudson, Cortlandt Manor, Peekskill, Yorktown, and the surrounding Westchester and Lower Hudson Valley communities.

With more than 20 years of experience in real estate and a background as a local business owner, I’ve built my reputation on attentive client care, honest communication, strategic thinking, and a commitment to protecting my clients’ interests.

I’m in sales, but I’ve never considered myself simply a salesperson. I’m an advisor, an advocate, a problem solver, and a negotiator. My job is to help you make informed decisions, whether you’re selling a longtime family home, purchasing your first property, or navigating a complex real estate transaction.

My philosophy is simple: Who you work with matters.

Selling Your Home? Strategy Matters.

Every home is different, and every seller deserves a marketing strategy tailored to their property, goals, and circumstances.

I believe successful home sales begin long before the property goes on the market. Preparation, presentation, and strategic pricing are essential to attracting qualified buyers and maximizing a home’s potential.

My hands-on approach includes:

  • Strategic pricing: A detailed evaluation of comparable sales, current inventory, property condition, and buyer behavior to position your home competitively.
  • Exceptional marketing: Professional photography, floor plans, aerial imagery when appropriate, thoughtful staging, and targeted digital exposure.
  • Pre-listing preparation: Practical recommendations for repairs, improvements, decluttering, and finishing touches that make a meaningful difference.
  • Skilled negotiation: Evaluating not only the offer price but also financing, contingencies, closing terms, and the buyer’s ability to perform.
  • Personalized guidance: Clear communication, attention to detail, and consistent support from our first conversation through closing.

I often remind sellers that momentum is money. The initial days on the market are critical, and the right preparation and pricing strategy can make all the difference.

My goal isn’t simply to sell your home. It’s to help you achieve the strongest possible outcome with the best terms and the least unnecessary stress.

Experience That Makes a Difference

After more than two decades in real estate, I’ve learned that no two transactions are alike. Markets shift, negotiations become complicated, and unexpected challenges arise.

Experience matters most when things don’t go exactly as planned.

Whether navigating multiple offers, resolving inspection concerns, negotiating difficult terms, or helping clients make sense of a changing market, I bring perspective, persistence, and practical solutions to the table.

I genuinely care about the people I represent. Many of my clients return years later or refer their friends and family, and I consider that one of the greatest measures of my success.

Let’s Talk About Your Real Estate Goals

Whether you’re considering selling your home, curious about its current market value, or simply exploring your options, I’d welcome the opportunity to have a conversation.

No pressure. No obligation. Just thoughtful, straightforward advice backed by more than 20 years of experience.

Rooted in the Hudson Valley

I’m not simply a Realtor working in the Hudson Valley. I live here, I love this community, and I understand what makes it special.

As a Croton-on-Hudson resident, I have a personal connection to the communities I serve, from the Hudson River villages to the surrounding neighborhoods of Westchester and Putnam counties.

I’m actively involved with the Hudson Valley Gateway Chamber of Commerce and proudly support Croton Caring, an organization dedicated to helping local families in need.

Outside of real estate, you’ll often find me hiking or biking the beautiful Hudson Valley trails, enjoying the outdoors, or catching live music at The Capitol Theatre or Paramount Hudson Valley Theatre.

I believe being a great local Realtor means understanding not only property values and market trends but also the people, neighborhoods, and lifestyle that make this region such a desirable place to call home.

Because who you work with matters.
